Need help with contractor communication?

At Top Side Roofing, we understand the challenges homeowners face when selecting a contractor for their home projects. That’s why we created a comprehensive guide for homeowners to effectively vet contractors and ensure top-notch service for their homes.

Did You Know? Protect Yourself from Unethical Contractors

At Top Side Roofing, we believe in transparency and quality workmanship. Unfortunately, not all contractors uphold these values. Here are some important things to watch out for:

1

Incomplete Decking

  • Did You Know? Some contractors cut corners by only re-decking half of your roof, leaving the other half with potentially compromised materials. This can lead to structural issues and leaks.
  • Top Side Roofing Promise: We thoroughly inspect and replace all necessary decking to ensure your entire roof is secure and long-lasting.
2

Poor Ventilation

  • Did You Know? Proper ventilation is crucial for the longevity of your roof and the efficiency of your home. Some contractors neglect this, leading to trapped moisture and heat, which can damage your roof and attic.
  • Top Side Roofing Promise: We ensure your roofing system includes proper ventilation, which helps prevent mold, rot, and increases energy efficiency.
3

Deductibles

  • Did You Know? It’s illegal for contractors to offer to cover your insurance deductible. This practice is considered insurance fraud and can lead to serious legal and financial consequences for you.
  • Top Side Roofing Promise: We maintain ethical standards in all our dealings and guide you through the insurance process without cutting corners or making illegal offers.
4

Drip Edge Installation

  • Did You Know? Drip edge is a critical component that directs water away from your roof and into the gutters, preventing water damage to your home’s structure. Some contractors may skip this step to save time and money.
  • Top Side Roofing Promise: We always install drip edges to protect your home from water damage and ensure your roof’s longevity.
5

Insurance Claim Details

  • Did You Know? When filing an insurance claim, some contractors might not fully disclose the costs incurred, leading to unexpected expenses down the line. Transparency is key to avoiding such surprises.
  • Top Side Roofing Promise: We provide detailed, honest estimates and keep you informed about all costs associated with your roofing project, ensuring no hidden fees or unexpected charges.

FAQs

At Top Side Roofing, we believe in transparency and quality workmanship. Unfortunately, not all contractors uphold these values. Here are some important things to watch out for:

Will my rates go up by filing an insurance claim?

We always advise checking with your insurance agent for your policy specifically. Based on professionals in the industry, no, they should not. You pay for homeowner’s insurance in case of natural disasters. You cannot be penalized for opting to use your insurance. They typically raise rates by zip codes and areas that were hit by storms. It is likely for them to raise rates for other claims not caused by Acts of God.

What about my deductible?
A deductible is the amount of money a policyholder must pay out of pocket as their portion of the claim. If you file a claim and it is covered, the deductible is subtracted from the amount the insurance company gives you to pay your contractor.
What if my adjuster releases the monies to mortgage company?
Some instances you will be required to file a W-9, notarized forms, 3rd party forms, contracts, ect. all to your mortgage company to release the funds to you. We can handle all of the filing on our end and the best part is every check will go to you so you know exactly what is happening from start to finish of the project.
Is all work guaranteed?
Absolutely! Labor and materials are fully guaranteed. We offer a 50 year manufacturer Warranty on materials and 5-year standard Workmanship Labor Warranty.
Is the company appropriately licensed and insured?
Yes. Top Side Roofing is licensed as a general contractor, and we carry full liability insurance and workers comp. Customers are put at ease knowing we are reputable, financially secure, well established, and safe.
Has previous work been done in this neighborhood?
We will gladly provide you with a list of references both locally and nationwide upon request or look at our reference page on our Facebook or our BBB.
What kind of shingles are used?
Our company uses asphalt shingles primarily architectural styles from a variety of manufacturers to suit customer needs. We are GAF and Certainteed certified, but also use some preferred manufacturers like Tamko, IKO, Malarkey, Boral, Decra, etc. If specific manufacturers are requested our company will gladly use the requested product when available.
What are dimensional or “architectural” shingles?
Architectural shingles are two layers of shingle material bonded together, giving them a three dimensional appearance. They provide protection and deliver a superior appearance. Our company highly recommends these dimensional shingles, and if not covered by your insurance our company can make this upgrade an affordable choice for homeowners.
Is the wood replaced under the shingles?
Insurance companies typically do not cover damage to wood, underlayment, or rafters. It is the homeowner’s responsibility to cover this cost. However, 90% of homes only need a few pieces of wood replaced, generally near chimneys and vents.
Is an estimate provided?
The estimate is provided by your insurance company. We do all the work for their industry standard price. Measurements and costs are compared with your insurance company to make sure no items were left out, or underpaid. If any discrepancies arise they are notified and adjustments are made.
What is the estimated time to complete the process?
The insurance and mortgage claim process can take as little as 2 days or up to 2 months. Top Side Roofing is highly experienced in working with these companies and strives to complete the process in a timely manner.
Is this a local company?
Top Side Roofing is a local, family-owned company. Our Colorado branch (J.R.B. Enterprises) has been established for over 41 years and our Oklahoma branch since 2022 with a combined total over 49 years of experience. Our office is permanent, and we will be around long after the storm.
What is the warranty?
Top Side Roofing offers a five year warranty on our workmanship.
Will the size of the claim raise my rates?
From professionals in the field, if the claim is an Act of God it’s very unlikely that a claim size will increase your rates, but it is very possible for the size of other claims like negligence or other claims that are not natural disaster storms to have an effect on your rates. Each insurance and carrier is different so we always advised you to speak with your carrier to ensure all information is accurate.
